Deep River is moving forward with plans for the potential development of two pieces of property on Beach Ave.
The town issued a “request for expressions of interest” (RFEOI) last week for properties on either side of the road near Lamure Beach and the entrance to Bill Rounding Park.
The RFEOI says the purpose of the process is to “identify potential development concepts for the subject lands and to identify suitable partners that the town can work closely with to develop the subject lands in a way that will maximize their long-term benefit to our community.”
“Submitted expressions will be evaluated by the town, and based on the expressions received, the town may enter into discussions and/or negotiations with one or more of the proponents to set appropriate terms for an integrated project design and delivery agreement.
“The town reserves the right to not proceed with discussions with any or all proponents at its sole discretion.”
The RFEOI comes after a report to council in August.
The report noted that the town was recently approached by a “local development group” interested in building residential housing on the lands in question, on both sides of Beach Avenue, including the area sometimes used as a parking lot.
The properties, currently zoned as Open Space, “are readily-serviced by existing water and wastewater infrastructure,” and are “appropriate for low and medium-density residential uses.”
“Infill development of vacant or underutilized lots is an efficient approach, producing new tax and utility revenue with limited financial or environmental expense,” the report said…
